      Today marks the first day of spring, and the Sorbara Group of Companies would like to remind homeowners of key maintenance tips and areas of focus to help ensure their home continues to operate efficiently.<br />
<br />
CLEAN FURNACE &#038; AIR HANDLER FILTERS AND DUCTS<br />
Even in the warmer months, regularly maintaining your furnace and air handler filters is essential for your system’s efficiency and your home’s air quality. Here’s how to ensure your filters are in optimal condition:<br />
• Change filters each month or at minimum every 3 months: Replacing or cleaning your furnace and air handler filters helps to ensure that systems operate efficiently and reduces unnecessary strain on your HVAC system<br />
• Choose the right replacement filter: When buying a new filter, ensure it’s the correct size and is installed correctly. Furnace filters vary by size and type, so consult your existing filter’s specifications<br />
• Check for dust buildup: If you notice dust or debris accumulation, clean the surrounding area to prevent it from circulating in your home<br />
• It is important that furnace and air handler condensation lines remain in their original position to ensure proper drainage and functionality<br />
• Check air ducts, remove vent covers, and vacuum dust that has accumulated over the winter months<br />
<br />
INTERIOR SILICONE SEALANT<br />
Silicone sealant naturally shrinks and dries out over time, especially in showers and tubs. Regular maintenance outlined below can help prevent damage that may not be covered by your Tarion Warranty.<br />
• Check silicone at all inside corners of shower enclosures and transitions between the shower/tub and tile<br />
• Replace any cracking, broken or discoloured sealant to prevent any potential water penetration and water damage<br />
<br />
WATER AND DRAINS<br />
Proper upkeep of water and drainage systems ensures smooth operation year-round. Following the below maintenance steps can assist in preventing future issues.<br />
• Turn on infrequently used faucets to keep the plumbing traps primed in sinks and tubs<br />
• Clean debris from eavestroughs, gutters, window wells, and downspouts<br />
• Open outside hose bib connections (only when freezing weather has stopped)<br />
• Clean sump pump pit (if applicable)<br />
<br />
OUTDOOR SPRING THAW CHECKLIST<br />
As the season shifts, a little preventative maintenance can go a long way. This checklist will guide you in ensuring your home is ready for the warmer months ahead.<br />
• Check for seepage and leakage in basement and crawl spaces (where applicable)<br />
• Check exterior finishes for moisture damage<br />
• Check and reset all exterior GFl’s (exterior plugs) <br />
• In preparation for warm weather, remove debris around central air conditioning systems<br />
• Repair all cracked, separated or missing exterior caulking and weather stripping around windows and doors<br />
• Caulking should still be somewhat soft to the touch (not hard and brittle) and in full contact with both surfaces to ensure a proper seal<br />

CLOSE YOUR EXTERIOR HOSE BIBS FOR THE WINTER<br />
To prevent pipe damage due to freezing temperatures, it’s essential to winterize your exterior hose connections (bibbs) before the onset of winter. Follow these steps to ensure your home is protected:<br />
&#8211; Disconnect All Hoses: Remove any hoses, sprinklers, and attachments connected to exterior hose bibs. This helps prevent trapped water from freezing and expanding.<br />
&#8211; Turn Off Interior Water Supply Lines: Locate the water supply lines that lead to your outdoor bibs, and turn them off from inside your home.<br />
&#8211; Drain the Lines: Open each hose bib to drain any residual water in the line. Leaving them open will prevent pressure build-up and reduce the risk of pipe bursts.<br />
<br />

&#8211; Brush Off Excess De-Icer Promptly: If you must use de-icer products, apply them sparingly, and remove any excess from steps and walkways once the ice has melted. Leaving de-icer residues can continue to damage surfaces even after the ice is gone.<br />
&#8211; Choose Concrete-Safe De-Icers: If necessary, look for de-icing products labelled as safe for concrete. These are usually designed to be less corrosive and can minimize potential damage.<br />
<br />
CLEAR SNOW AND ICE TO REDUCE RISK OF WATER DAMAGE<br />
&#8211; Check Vents and Intakes: Regularly ensure that no snow or ice is blocking vents on the exterior of your home, including air intakes and exhaust vents. Blocked vents can restrict airflow and reduce the efficiency of your home’s heating system.<br />
&#8211; Prevent Ice Dams: To reduce the chance of ice dams:<br />
&#8211; Clear gutters to allow proper drainage.<br />
&#8211; Insulate your attic to reduce heat escape, which can contribute to ice formation.<br />
&#8211; Use a roof rake from the ground to safely remove excess snow from roof edges.<br />

CHECK AND REPLACE BATTERIES<br />
&#8211; Replace Batteries: Where applicable, change the batteries in smoke detectors and carbon monoxide alarms at least twice a year. These devices play a crucial role in keeping your home safe, so make this a priority.<br />
&#8211; Clean Detectors: Remove the covers from your smoke and carbon monoxide detectors and gently vacuum around them with a brush nozzle to clear out dust or debris. This helps ensure optimal performance and reduces the chance of false alarms.<br />
&#8211; Test Alarms Monthly: Press the test button on each alarm to verify they are functioning properly. If they don’t sound, replace the batteries or the device if it’s outdated.<br />

GIVE YOUR ERV (ENERGY RECOVERY VENTILATION) SOME ATTENTION<br />
&#8211; Understand the Benefits: Your HRV system helps improve indoor air quality and conserve energy by recirculating heat back into your furnace. <br />
&#8211; Clean Filters Regularly: Clean every 3 months by removing and gently rinsing or vacuuming to remove dust. Always follow manufacturer’s instructions when doing so.<br />
&#8211; Check Outdoor Vents: Inspect the outdoor air intake and exhaust vents regularly to ensure they are clear of snow, ice, or debris that could block airflow.<br />
<br />
MAINTAIN PROPER RELATIVE HUMIDITY IN THE HOME<br />
&#8211; Monitor Humidity Levels: Keep indoor humidity between 35-45% to balance comfort and prevent issues. Use a hygrometer to monitor levels accurately.<br />
&#8211; Adjust Settings in Winter: In colder months, keep humidity above 30% to reduce condensation or frost on windows but not too high to cause moisture issues.<br />
&#8211; Use Humidifiers Wisely: If using a humidifier, clean it regularly to avoid bacteria or mould growth. Use exhaust fans in areas prone to moisture, like kitchens and bathrooms, to manage humidity effectively.    </p>

      Fall Maintenance Tips     </h2>

      As fall is in full swing, the Sorbara Group of Companies would like to remind homeowners of essential maintenance tips and key areas of focus to ensure their homes continue to perform at their best.<br />
<br />
CLEAN YOUR FURNACE &#038; AIR HANDLER FILTERS<br />
• It is a good idea to clean or change your furnace filter every three months to ensure your furnace/air<br />
conditioner does not have to work too hard. Your furnace filter is found between the large return air<br />
duct and the furnace. If you replace the filter, ensure your replacement is the correct size and is<br />
oriented correctly. Filters come in many sizes, so refer to your existing filter when purchasing a new one.<br />
<br />
MAINTAIN RELATIVE HOME HUMIDITY<br />
• As winter approaches, the air (both outside and inside) will dry out significantly as the humidity levels<br />
drop. This can cause wood products in your home to shrink, creating small gaps between boards in<br />
hardwood floors.<br />
• In the absence of a dehumidifier, you can also run your exhaust. Your principal exhaust fan (found in<br />
your Main Bath) can be controlled by either the switch in the bathroom, or the switch located in your<br />
Dining Room.<br />
• Running your furnace fan by switching your thermostat from “Auto” to “On” can also help the<br />
dehumidification process.<br />
• Remember to keep humidity levels in the home between 35-45%<br />
<br />
CLEAN OUT YOUR EAVESTROUGHS AND DOWN SPOUTS<br />
• Late fall is an excellent time to check your eavestroughs and downspouts to ensure they are clean and<br />
working properly.<br />
• A clean trough and downspout system will promote rapid removal of surface water from the rooftop<br />
and away from your home.<br />
• Damages resulting from a poorly maintained eavestrough and downspout system may not be covered<br />
by your Tarion Warranty.<br />
<br />
CLOSE YOUR EXTERIOR HOSE BIBS FOR THE WINTER<br />
• To avoid possible pipe damages, your exterior hose connections (bibs) should be properly “winterized”<br />
before the onset of the winter months. To do so, you should disconnect your current hoses, sprinklers,<br />
etc. from the bibs, then turn off the supply lines from inside your home and drain the supply lines<br />
outside your home.<br />
