HOME BUYING PROCESS
The Home Buying Journey
As you embark on your home buying journey, we are here to provide you with information and tips on all of the steps you will experience along the way

Step 1
Your type home
Consider the essential requirements for your new home:
- Location/Community
- Size (lot, home square footage)
- Number of Bedrooms/Bathrooms
- Parking spaces
Assess the home design elements to complement your lifestyle:
- Home office space
- Play area for kids
- Entertainment space
- Storage space

Step 2
Set a budget
Visit your preferred bank for mortgage pre-approval (note – we only accept mortgage pre-approval from a tier one bank). Alternatively, speak with Sorbara’s dedicated mortgage advisor from the vendor’s selected financial institution.

Step 3
Choose a community
Find a community that’s right for you.
- Choose a community that offers your desired location, and home designs that complement your lifestyle
- Once you have selected your desired community, register for an appointment with our respective Sales Team on the site -specific landing page
- Our sales team will offer more information and are there to help guide you through product availability, pricing and purchasing information

Step 4
Purchase your new home
When you have decided on your dream home, it is time to sign and complete your Agreement of Purchase and sale (APS) with our sales team. It is important to bring the following with you:
- A government issued ID
- First deposit
Once complete, you will be provided a copy of the APS to review with your lawyer. We encourage you to thoroughly review your agreement, including the warning clauses and warranty coverage.
During your conditional period, you should reach out to your financial institution of choice to obtain your mortgage pre-approval and submit it to your sales representative on site. Once this period is over, your deal is now firm and the sales process is complete.

Step 5
Visit the Décor Studio
Our experienced team of Décor Consultants are here to guide you through the process of selecting features and finishes:
- The Sorbara Décor Studio Coordinator will be in touch via email after your purchase to schedule your appointment(s)
- In most cases, you will have two main décor appointments, a virtual Foundation/Framing Selection appointment and an in person Finishes Selection appointment
- Once you have booked your first appointment, you will be able to discuss pre-drywall stage items such as bigger windows, loggia, cold cellar, electrical, plumbing etc.
- The Finishes Selection appointment is where you will be able to select finishes such as cabinetry, flooring, countertops, colours and more.

Step 6
Frame-walk Appointment
Our team will reach out to you directly to schedule a Frame-Walk appointment when your home is at the framing stage.
- This will be your first opportunity to tour your new home and get a feel for the space
- View the layout prior to installation of drywall and finishes
- Ensure the framing stage of purchased upgrades is installed where/as expected
- Allows you to share in the excitement of the construction of your home

Step 7
Pre-Delivery Inspection
Approximately two weeks prior to closing/occupancy, our team will contact you directly to schedule a Pre-Delivery Inspection (PDI) appointment. The PDI allows for following:
- The opportunity to inspect your home with a Sorbara representative prior to closing
- A formal inspection where you are able to document warrantable deficiencies
- To better understand your home’s performance and to learn the best maintenance practices for your home

Step 8
Prepare for closing
In order to prepare for your upcoming closing, it is important that you complete the following within the 30 days prior to closing:
- Retain and confirm lawyer information to ensure that all purchase and sale documents are received no less than 10 days prior to your closing date
- Contact your bank to arrange your mortgage for closing
- Contact all of your utility companies to update your home address
- If required, notify Canada Post that you will be moving and set-up mail forwarding

Step 9
Home Closing
Move-in day has arrived. Once we have received all of the closing documents from your lawyer, we will contact you to arrange the pick-up of your keys.

Step 10
Tarion Warranty
Sorbara homeowners are protected through Tarion warranty from the date of possession through to the 7th anniversary of the possession date.
