Tarion Warranty Information
Sorbara homeowners are protected through Tarion warranty from the date of possession through to the 7th anniversary of the possession date.
Please note that as of May 1, 2024, Tarion has made changes to their Customer Service Standard (CSS), including the addition of a six-month form. For a complete list of changes to Tarion’s CSS, please visit www.tarion.com/CSS-Updates.
Warranty Coverage
First-Year Warranty
(Initial, Mid-Year and Year-End Tarion Forms)
Sorbara Group warrants your home against defects in workmanship and material for a period of one year starting on your Closing/Occupancy Date. You will have three formal opportunities to request Warranty Service in your first year of occupancy
You will have three official opportunities to request Warranty Service in your first year of occupancy,
- Initial Tarion Form: Automatically submitted on the 41st day after occupancy
- Mid-Year Tarion Form: Automatically submitted on the 183rd day after occupancy
- Year-End Tarion Form: Automatically submitted on the one-year anniversary after occupancy

Second-Year Warranty
(Second-Year Tarion Forms)
The following items are warranted against defects in workmanship and material for a period of two years starting on your closing day:
- Plumbing systems
- Heating systems
- Electrical delivery and distribution systems
- Water penetration from the exterior
- Major structural defects
- Exterior cladding
If you experience a problem with any of the above noted items during your first two years of occupancy, please report it to us immediately, as these generally constitute as an “emergency” repair.
Seven-Year Warranty
(Major Structural Defects Tarion Form)
Your home is protected against Major Structural Defects (MSDs) for a period of seven years from your Closing Day/Occupancy Date. An MSD is defined by the Ontario New Home Warranties Plan Act as:
“Any defect in materials or work that results in the failure of a load-bearing part of the home structure, or any defect in materials or work that significantly and adversely affects the use of the building as a home.”
An MSD Tarion form can be submitted to Tarion from your second year of possession to no later than seven years.
